From <a href=\"https:\/\/www.procasa.com\/es\/\"><i>Procasa<\/i><\/a>, <span class=\"s1\"><b>real estate in Roses and Empuriabrava<\/b><\/span>, we explain the main bonuses and deductions in force in 2025 so that you can make the most of the incentives and reduce the total cost of the purchase.<\/p>\n<h3><b>1. Reduced ITP rate of 5%<\/b><\/h3>\n<p class=\"p1\">The Property Transfer Tax (ITP) is 10% on the purchase of second-hand homes, but those under 35 can enjoy a <span class=\"s1\"><b>reduced rate of 5%<\/b><\/span> provided that:<\/p>\n<ul>\n<li>\n<p class=\"p1\">The home is the habitual residence.<\/p>\n<\/li>\n<li>\n<p class=\"p1\">The purchase price does not exceed \u20ac310,000.<\/p>\n<\/li>\n<li>\n<p class=\"p1\">The taxable base of the last income tax return does not exceed \u20ac36,000 (or \u20ac50,000 in total if purchased with a partner).<\/p>\n<\/li>\n<\/ul>\n<blockquote><p><span class=\"s1\"><b>New 2025<\/b><\/span> \u2013 The previous limit was \u20ac30,000; the ATC has extended it to promote access to housing for young people in Girona.<\/p><\/blockquote>\n<h3><b>2. AJD bonus up to 60%<\/b><\/h3>\n<p class=\"p1\">In new homes, the Documented Legal Deed (AJD) represents 1.5% of the deed. If the buyer is under 35 years old and meets the previous income requirements, <span class=\"s1\"><b>it can be reduced to 0.6%<\/b><\/span>, which saves hundreds of euros in notary and registration fees.<\/p>\n<h3><b>3. Regional deduction on personal income tax<\/b><\/h3>\n<p class=\"p1\">Young people who acquire their first residence in Girona can apply a <span class=\"s1\"><b>deduction of 7.5%<\/b><\/span> on the amounts paid for interest and mortgage loan repayments, with an annual maximum of \u20ac1,350. This deduction is compatible with the reduced ITP rate and the subsidized AJD.<\/p>\n<h3><b>4. Ajut Aval Jove (ICF\u2013Generalitat)<\/b><\/h3>\n<p class=\"p1\">Although it is not a strict tax advantage, the Aval Jove remains in force in 2025. It allows financing up to 100% of the price of the home (maximum \u20ac300,000) by guaranteeing the initial 20%, provided that the buyer:<\/p>\n<ul>\n<li>\n<p class=\"p1\">Is under 35 years old.<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Provides proof of residence in Catalonia for at least two years.<\/p>\n<\/li>\n<\/ul>\n<h3><b>5. Municipal rebates in Roses and Empuriabrava<\/b><\/h3>\n<p class=\"p1\">Several town councils on the Costa Brava have approved <span class=\"s1\"><b>IBI rebates<\/b><\/span> (up to 50% for three years) for people under 35 who purchase their first home and establish permanent residence there.
